An Energy Performance Certificate (EPC) is like a report card for your home or building. It shows how energy efficient a property is, rating it from A (very efficient) to G (inefficient).

This helps people understand how much it might cost to heat and light the building, as well as its impact on the environment.

EPCs are essential when selling or renting a property and can also provide valuable information about potential energy-saving improvements. It is essentially the report card that shows the results of a SAP or SBEM calculation.

  • For homes, a SAP calculation is performed, and the results are used to generate an EPC. This EPC rates the home’s energy efficiency from A (very efficient) to G (inefficient).
  • For non-domestic buildings (like offices or shops), an SBEM calculation is done, and the results are also used to create an EPC in the same way.

In both cases, the EPC provides a clear and easy-to-understand summary of the building’s energy performance.

Think of it like this: SAP and SBEM are the exams, and the EPC is the final grade that tells you how well the building performed.
